We build three villas in Maenam. That is a narrow answer to a wide question, and most people arriving here want something else — a different area, a finished house, a different number. Tell us what you are actually looking for and we will go and look.
Why ask a builder rather than an agency
Because we are not working from the same list everyone else is. We have been building on this island since 2017. We know the developers, the contractors, the surveyors and the lawyers, and we hear when something is coming up for sale before it reaches a portal — usually because the person selling it is somebody we have worked with.
And because we know what to look at. We ask the questions we published for buyers to ask us: what concrete cover was specified, whether the external fixings are 304 or 316 stainless, what the waterproofing warranty says, who engineered the drainage behind the retaining walls. A villa can look finished and be three years from an expensive problem.
We are not a portal and we do not keep a list of everything on the market. If nothing sensible exists at what you want to spend, we will tell you that, and we will tell you why.
What we can help with
- Finished villas, ready to move into
- Resales across the island. The advantage is that you can stand in it and it can be inspected properly before you commit.
- Off-plan from other developers
- Where the area you want is not one we build in. We look at the developer before the drawings — what they have finished, who holds the land, and whether payments are tied to build stages or to dates.
- Land, if you intend to build
- With an honest view on slope, access, drainage and what the plot will actually cost to build on — which is where most land purchases here go wrong.
- A second opinion on something you found
- Send us the listing. We will tell you what we think, and we do not need you to buy it from us to do that.
Who you are dealing with
Sasipimon Villa in Chaweng Noi — the house at the top of this page — was built by this team and completed in 2019. Six bedrooms, 834 m² over four floors, an Airbnb Luxe listing, and seven years of guests. We still own it and still run it, which means we live with the decisions we made on it.
Villa Prestige in Maenam is what we are building now: three villas, one finished, two completing in Q2 2027, with every material on a dated invoice from a named supplier.
Neither of those makes us the right answer for every villa on this island. They do mean that when we tell you a building is well made, we have built one.
Where we introduce a property that is not ours, the seller or the developer pays a commission, and we will tell you what it is at the point of introduction. You are never charged a fee for a search.
